Key Questions Answered
Is it expensive to live in Anaheim, CA?

Yes. Anaheim costs roughly 48% to 67% more than the average US city and about 8% to 14% more than the rest of California. Housing is the main driver, while healthcare runs slightly below the national average.

What salary do you need to live comfortably in Anaheim?

A single adult generally needs about $87,000 to $95,000 a year before taxes. A family of four needs more, especially for extra bedrooms or a safer, more central neighborhood.

Is Anaheim cheaper than Los Angeles?

Usually, yes. Rent in Anaheim tends to run about 15% to 20% lower than in Los Angeles, and home prices are often a little lower too. The cities are close, so the gap is modest rather than dramatic.

How much is rent in Anaheim?

A one-bedroom apartment often runs around $2,000 to $2,200 a month, and a two-bedroom around $2,900 to $3,200. Newer buildings with pools, gyms, and secure parking sit at the higher end.

Who wrote this guide?

If you are researching the cost of living in Anaheim, CA, you have probably noticed something annoying. Every website gives you a different number. One says Anaheim is 67% above the national average. Another says 39%. A third lands somewhere in between. Before you can decide if you can afford to live here, you need someone to explain what those numbers actually mean. You also need a real picture of what life in Anaheim costs in 2026. That is what this guide is for.

Our moving company sorts out the conflicting indexes, break costs down by category, and build realistic monthly budgets for different households. We also compare Anaheim with nearby cities. By the end, you can make an informed choice about moving to Anaheim or staying where you are.

Quick Answer: How Expensive Is Anaheim?

The cost of living in Anaheim, CA sits roughly 48% to 67% above the national average. The exact figure depends on which index you use and whether you rent or own. Compared with the rest of California, Anaheim runs about 8% to 14% higher. Housing is the biggest reason for the gap. To live comfortably as a single adult, you usually need to earn around $87,000 to $95,000 a year before taxes. A family of four should plan for a good deal more, especially if they want extra bedrooms and a safer, more central neighborhood. For some perspective, the median household income in Anaheim is about $95,000.

Here is how Anaheim compares with the national average, category by category:

Overall: about 48% to 67% higher

Housing: about 117% to 168% higher

Utilities: about 13% to 19% higher

Groceries: about 9% to 10% higher

Transportation: about 35% to 37% higher

Healthcare: about 5% to 7% lower than the national average

Why Do the Cost of Living Indexes Disagree So Much?

When you look up the cost of living in Anaheim across different sources, the numbers are genuinely confusing. The cost of living data from BestPlaces puts Anaheim at 64.9% above the national average. AreaVibes says 67%. RentCafe lands at 59%. ERI reports 48%. Salary.com comes in at just 39% above average.

These are not random mistakes. Each index measures things a little differently. Here are the main reasons the numbers vary.

Different shopping baskets. Some indexes put more weight on housing. Others focus on everyday goods. If the basket leans on housing, Anaheim looks very expensive. If it leans on healthcare, where Anaheim is below average, the number drops.

Renting versus owning. An index that assumes residents rent will show a higher cost. One that assumes people bought their homes years ago will show a lower cost.

How fresh the data is. Some sources update every few months. Others use figures that are a year or more old.

Where the lines are drawn. Some tools measure only the city of Anaheim. Others use the wider metro area that also takes in living in nearby Santa Ana and Irvine.

So what is the honest answer? Anaheim is about 48% to 67% more expensive than the average American city. For a household that rents, the real number sits closer to the high end. Count on the lower figure only if you already own a home you bought before prices jumped, or if you have access to housing well below market rate.

Housing Costs in Anaheim

Housing is by far the largest part of the cost of living in Anaheim. It is the main reason the city scores so high on most indexes. Whether you rent or buy, plan for housing to take up a big share of your monthly budget.

If you rent, expect one-bedroom apartments to carry a premium. Demand is strong from people who work in tourism, hospitality, and the area’s tech and healthcare jobs. Being close to Disneyland Resort, the Anaheim Convention Center, and the main freeways pushes prices up across most of the city. Newer or remodeled buildings with pools, gyms, and secure parking sit at the top of the market.

Buyers face a different challenge. There are not many homes for sale, demand is high, and investors add more competition. That makes it hard to find an affordable single-family home. Townhomes and condos are often easier to afford, though monthly association fees add to the cost. If you are flexible about lot size, the age of the home, or the distance from the big attractions, you may find better value in outlying neighborhoods or nearby cities. It helps to see a real example. This Costa Mesa to Anaheim moving case study shows how housing costs can shift from one Orange County city to the next.

Do not forget property taxes and insurance when you add up the cost of owning. California’s Proposition 13 keeps property tax rates fairly steady once you buy. Even so, your starting tax bill is based on today’s high prices. Home insurance has also gone up across the state because of wildfire risk and general inflation, even though Anaheim itself is not in a high wildfire zone. Add it all together and you can see that the mortgage payment is only part of the true cost of owning a home here.

For many people, the smart plan is to start small. You might rent a modest place or share with roommates while you build savings, then move toward buying when your income and down payment allow. Others choose to live farther from the city center and trade a longer commute for lower rent. There is no single right answer. When you are ready, you can request a free moving quote and plan for the move itself. Either way, knowing the full range of housing costs will help you pick the path that fits your money.

Crystal Coast helped me with my move from Orange County to San Diego. I had a lot of complications with the closing of my home and was unsure of dates but needed to book with my condo association 7 days prior to moving. There was a lot of back and forth communication required between me and Ray at Crystal Coast, and they really helped lighten the stress load. They were familiar with the moving coordinator and were flexible with me as needed. The day finally came, they showed up in Tustin on time, quickly loaded the truck and headed to SD. Unbeknownst to me at the time, it was opening day at Petco and of course my condo is a block from the ballpark. There was nowhere to park but they were complete professionals and figured out how to get my stuff moved in without skipping a beat. They guys were efficient and careful with my belongings. I hope to never move again, but if I do, I would use Crystal Coast again in a heartbeat. Highly recommend.
